Gibbs Investment provides professional real estate services that differ fundamentally from those normally provided by traditional property brokers.
A significant primary difference is that the Gibbs Investment brand does not offer real estate opportunities for sale to its clients’ on behalf of vendors. Gibbs Investments represents only its acquiring clients’ and therefore has its clients’ entire interest at heart with a duty of care to those clients’. Gibbs Investments will not receive any commissions or any other form of payment from vendors of real estate in connection with our clients’ purchase of property thus avoiding any conflict of interest.
Having first fully discussed the client’s requirements in terms of property type, size of investment value, location, target investment return and risk profile Gibbs Investment will search using knowledge, experience and professional networks to source real estate opportunities that potentially meet our client requirements. Having sourced opportunities that our clients’ would wish to progress towards a purchase Gibbs Investment would endeavour to discover all pertinent information concerning and affecting the property under consideration including legal status matters, ownership title being offered, general apparent condition of the property, details of any leases or tenancies, income profile, tenant quality, rent levels versus market rents, location demographics, local economy, supply and demand and market trends along with any opportunities for added value.
We would of course advise on any downside risks in respect of an acquisition. If appropriate Gibbs Investment would instruct appropriate professionals on behalf of clients where more detailed and specialist information is required such in respect of a detailed full building [structural] survey, land condition investigation or legal matters etc.
With the benefit of a comprehensive pack of information, not normally offered to the same extent by a vendors agent, the viability and desirability of the opportunity will be discussed with the client and upon a client instruction Gibbs Investment will negotiate a purchase of the real estate investment with the objective of attaining an acquisition at the most favourable price to the client to enhance the return on investment for our client with the minimum of unidentified risk.
